Stamp duty (transfer duty)

Stamp duty, now called transfer duty in most states, is a state tax on the transfer of property, paid by the buyer at or before settlement and calculated on the price or market value, whichever is higher.

Stamp duty, explained.

Each state and territory sets its own rate table and its own concessions: owner-occupier rates in Victoria, Queensland and the ACT; first home buyer exemptions and phase-outs with different caps in each state; foreign purchaser surcharges in most.

Duty is normally paid from the buyer's own funds because lenders lend against the property, not the tax. It is the largest transaction cost of buying and it should be in the budget before the deposit is decided.
