What buying in the east looks like from the lending side

The eastern suburbs are a mix that lenders read in particular ways. There are established houses on larger blocks in Burwood, Mount Waverley and Blackburn, many of them bought for the block and the school zone as much as the house. There are townhouse developments on subdivided blocks across the whole area, which raise construction and development questions for the people building them and off-the-plan questions for the people buying them. And there are apartments around Box Hill and along Burwood Highway near Deakin, where lenders pay closer attention to size, building type and rental demand.

School zones are one of the things buyers in the east pay for, and buyers stretching for a zone often arrive with a strong income and a deposit that does not match the price. That is a structure conversation: how the deposit is made up, whether a guarantee or a scheme applies, what the repayment looks like at the lender’s assessment rate, and whether the loan can absorb a second child or a change of job. Who comes to a Burwood broker

First home buyers from the university and the hospitals at Box Hill, who want the schemes explained without a sales pitch. Families upgrading within the east who need to sell and buy in the right order, or keep the first home and buy the next. Self-employed people in the trades and the professions along Whitehorse Road and Burwood Highway, whose income does not fit a payslip form. Medical professionals from Box Hill and the Monash precinct. Business owners buying the premises they rent, often through their super fund. And investors, from a first unit to a portfolio that needs a review as much as a loan.

Burwood East and Glen Waverley come up most often after Burwood itself. In Burwood East the question is usually a townhouse on a subdivided block, where a lender looks at the title, how many dwellings sit on the site and whether the build is finished before it will lend against it. In Glen Waverley it is almost always the school zone: buyers stretch for the catchment, and the loan still has to be assessed on what the household can carry afterwards rather than on the price the zone commands. Apartments near the station are the other recurring one, where internal size, building type and a lender’s own postcode settings decide how much can be borrowed, and sometimes whether that lender will look at it at all.

How a review works locally

It starts with a short assessment on this site or a phone call: what you are doing, roughly what it is worth, how you are paid and when. No documents and no credit check at that stage. If it is worth continuing, we meet at the office, by phone or by video, whichever suits, gather what the lender will need, and come back with a written position: the options, the costs, the lender and why, and what we would not recommend. Nothing is lodged until you have read it and decided.

Do you charge a fee for a home loan review?
