Under every result is the order of operations a lender would use, and a list of what the tool leaves out. If a lender's figure differs from ours, the reason is usually in that list.
You enter the rate.
A rate without its comparison rate, conditions and structure tells you very little, and rates change faster than a website does. So we do not publish one. Any rate we show you is yours, in writing, with everything attached.
Nothing is collected.
The calculators run in your browser. No figure you enter is recorded or sent to us. When a result raises a question, the one door on every page is a finance review, which starts without a credit check.
Where the figures come from.
Transfer duty schedules and land titles fees are taken from each revenue office and titles registry for 2026-27 and were verified on 7 September 2026. Income tax uses the 2026-27 resident scale published by the Australian Taxation Office. Effective dates and source links sit beside every stamp duty result.
